I went for my PDI yesterday for my unit at the ARC. I was really happy with the result...a few minor things here and there to be fixed up but overall pretty good. While I was there I took a few pics of the common elements: pool, party room, media center..

THE ARC CONDO: UPDATE

AS a fellow ARC owner, I just wanted to give you an update on the situation of the condo. The building has been registered as of September 30th.

For Sellers:
I spoke to Daniels today and they ARE now allowing MLS advertising. If your unit has not closed yet, you would still be selling it as an assignment and would be subject to a fee of $3415.50. If your unit has already closed, then this would not be an assignment. If anyone is interested in putting their unit up for sale on the MLS, please contact me and we can discuss.


For Buyers:
Contact me if you are still interested in purchasing at the ARC. There are many units up for sale now.

The Need for Condos in Yonge and Sheppard Area!

Now I know this isnt directly related to the ARC condo but I need sellers for the North York Area:

With more and more purchasers shifting their Toronto condo search to the North York area, real estate agents are finding it extremely difficult to find condos for their clients. More specifically, the high demand areas of Bayview and Sheppard and Yonge and Sheppard are struggling to provide inventory for potential purchasers. Only a short time ago the North York condo market was indeed a buyer's market. With units sitting on the market for 30 days, buyers were easily able to negotiate sellers down. For example, in March we had a client who was looking specifically in the Yonge and Sheppard location. After a few rounds of negotiations, we managed to secure a 500 square foot unit with parking and locker for approximately $212000. Let's just say our client has already made a wonderful return on his investment! Check this out- only last week, we had a listing in the same location. This unit was just shy of 600 square feet with parking and NO locker. We ended up getting close to $282 000. In just a little over 2 months, the price per square foot has skyrocketed in this location leaving a shortage of inventory for buyers. This is good news for sellers. I visted the ARC Condo Today

I took a look at a unit for sale today in the ARC Condo. I have to admit that I was pleasantly surprised - it was much nicer than I had anticipated. The finishes are beautiful, the ceilings were high and the unit was spacious ( at least this unit was).

The building is still underway and I believe they are working on Floor 4 or 5 now. The unit I saw was on the 2nd floor and the hallway floors are still under progress but the wallpaper is up and it looks great.

The lobby is also looking great - a nice modern look but with several textures make it at least interesting. Once it all gets up and running with the lobby water fall and the plastic removed from the furniture it should look great.

THE ARC CONDO: OCCUPANCY

Occupany at the ARC condo has started as of today!!!

Residents can book the elevator through the ARC condo website Residents portal.

I believe the ARC condo has been occupied up until Floor 3 as of now....July 28th.

ARC CONDO: SECURITY

The ARC condo will have a security system and a concierge.
The entry doors will have a phone system and also cameras which can be viewed in-suite on the tv.

ARC CONDO: TARION WARRANTY

Since the ARC condo is new construction it is covered under the Ontario New Home Warranty Program by Tarion Warranty.

Before occupancy you will be escorted through your unit with an inspector. It is at this point that you must point out any deficiencies that you see. Tarion warranty will cost the costs to replace or fix the issues.

ARC CONDO: PETS

Pets are allowed at the ARC condo! Here's a list of what pets are allowed:

• one dog and/or one cat
• not more than 2 canaries, budgies or other small birds
• one aquarium or goldfish or tropical fish
• one small caged animal usually considered to be a pet

ARC CONDO: RETAIL SHOPS

On the first level on the south side of the ARC there about 8,000 sq ft of retail shops.

I spoke to the security guard at the ARC and they said they were under the impression there is a coffee shop and a dry cleaner going into the retail space.

ARC CONDO: Parking and Guest Suites

The building will have 4 underground parking and locker levels. The building will have at least 426 parking spots.

The ARC will provide visitor parking in an outdoor lot as as well as underground.

The ARC will have 2 guest suites which will be located on the 8th floor.

ARC CONDO: NEIGHBOURHOOD

Amazing North York location on the north east corner of Sheppard and Bayview Avenue.

Residents will enjoy direct access to the Bayview TTC subway station. Convenient location close to the 401 and 404.

You can’t get much closer to Bayview Village Mall! Apartment units with an east view will be looking the Bayview Village Mall, where residents can grocery shop at the Loblaws, enjoy a quick bite to eat at Oliver & Bonachini or shop at the many high end retail stores the mall offers.

ARC CONDO: ARC AQUAFIT CENTRE

The ARC condo offers residents spa like facilities in the ARC AquaFit Centre which will be located on the level 1 of the apartment building. This is a 2 storey space with floor to ceiling windows which features an indoor pool, a whirlpool, frosted glass co-ed steam room, exercise room with flat screen tvs and a boxing corner.

An on site Recreation co-coordinator is also available to help design a fitness program specifically for you.

ARC CONDO: CLUB 8

Club 8, located on the 8th floor is the ARC condos place to relax. Residents can enjoy the ARC media Lounge, the Party Room with a catering kitchen, a games and billiard room, a coffee bar and internet café and let’s not forget the Screening theatre.

Club 8 also features a large outdoor BBQ terrace where residents watch the Toronto skyline.
