Now I know this isnt directly related to the ARC condo but I need sellers for the North York Area:
With more and more purchasers shifting their Toronto condo search to the North York area, real estate agents are finding it extremely difficult to find condos for their clients. More specifically, the high demand areas of Bayview and Sheppard and Yonge and Sheppard are struggling to provide inventory for potential purchasers. Only a short time ago the North York condo market was indeed a buyer's market. With units sitting on the market for 30 days, buyers were easily able to negotiate sellers down. For example, in March we had a client who was looking specifically in the Yonge and Sheppard location. After a few rounds of negotiations, we managed to secure a 500 square foot unit with parking and locker for approximately $212000. Let's just say our client has already made a wonderful return on his investment! Check this out- only last week, we had a listing in the same location. This unit was just shy of 600 square feet with parking and NO locker. We ended up getting close to $282 000. In just a little over 2 months, the price per square foot has skyrocketed in this location leaving a shortage of inventory for buyers. This is good news for sellers.
